This week Jordan pulled data on Months Supply of Inventory (MSI), which basically quantifies the relationship between supply and demand in a housing market. If new homes stopped entering the market, how many months would it take to burn through all of the homes currently available for sale? MSI answers this question.
The chart below shows the MSI for the last 10 years. Interestingly enough, this chart also quite clearly shows the seasonality of our market — with the lowest MSI in the summer months and highest at the start of the winter season. The COVID pandemic through this off a bit, but it looks as if we are now heading back to more normalized seasonality.
While MSI went up during the late summer and fall of 2022, it started to drop again at the end of the year. As we get closer to spring and new inventory comes to market the MSI should increase again.
And on the non-real-estate side of things, an exciting update from the Rixon + Cronin Charitable Fund (RCCF)! We recently streamlined our grant application process and have moved to an entirely virtual format. Local non-profits can now apply for a grant from the RCCF directly on the Rixon + Cronin website HERE.
